Terms of use
These terms apply when you use PropInfoPack, with or without an account, while it is a free beta. Please read them with our privacy notice. If you do not agree with them, please do not use PropInfoPack.
Who can use PropInfoPack
- You must be 18 or over and in the UK.
- PropInfoPack is for your personal use while you research a home.
What PropInfoPack is
PropInfoPack is decision support. It shows what official public sources say about a home, and labels every fact:
- Known: confirmed from an official register or dataset, with a date.
- Reported: stated by you, the seller or the agent, and not verified.
- Derived: calculated from other facts, such as Stamp Duty from the asking price.
- Estimated: modelled from other data, with its assumptions.
- Unknown: not checked, or the source could not answer. Unknown never means there is no issue.
What it is not
- It is not legal, survey, valuation, mortgage or financial advice. It does not replace a solicitor or conveyancer, a surveyor, a lender’s valuation or a financial adviser.
- It is not a Home Report or a Single Survey, and PropInfoPack does not produce surveys or valuations.
- Nothing in PropInfoPack is a recommendation to buy a property or to offer a particular price.
Accuracy and sources
- Each fact shows where it came from and when it was checked. Source licences and attributions are shown with the facts they apply to.
- Public data can be wrong, incomplete or out of date, and a source can be unavailable when we check. Some checks describe the area around the postcode, not the building itself.
- Before you offer, exchange contracts or conclude missives, check anything that matters to you with the official source and with the professionals advising you.
Fair use
- Use PropInfoPack yourself, through its pages. Do not scrape it, copy its content in bulk, or send automated or bulk queries.
- We limit how many checks and packs anyone can run in a given time. Do not try to get round those limits.
- Do not try to reach anyone else’s account or data, disrupt the service, or test its security without our written permission.
Your account
- An account is for one person. Sign-in links are private to you: do not forward them or share them.
- We may suspend or close an account that breaks these terms or puts the service or other people at risk. Where we reasonably can, we will tell you why.
- You can download your data or delete your account at any time from Your data when signed in.

Free now, and changes later
- PropInfoPack is free during the beta. Nothing is on sale and we take no payments.
- While it is in beta we may add, change or remove features, or pause the service.
- If we add paid features, you will see the price and the terms that apply before you pay, and you will not be charged unless you agree.
- We may update these terms. The date below shows the latest version, and we will tell account holders about a significant change before it applies.
Our responsibility to you
- We provide PropInfoPack with reasonable care and skill. As far as the law allows, we are not responsible for decisions you make using it, for loss caused by errors, gaps or delays in the public sources it shows, or for loss that was not foreseeable.
- Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else the law does not allow us to limit or exclude. Your legal rights as a consumer are not affected.
Law and courts
These terms are governed by the law of England and Wales, and you can bring legal proceedings in the courts of England and Wales. If you live in Scotland, you can also bring proceedings in the Scottish courts, and if you live in Northern Ireland, in the Northern Irish courts.
